New and Expanding RV Resorts in the Sunbelt

Explore these Sunbelt-based RV resort recommendations from Jeff Crider!

There’s good news for RVers heading to the Sunbelt this winter. At least 11 new RV resorts have opened in South Carolina, Florida, Texas, Arizona, and California this year or will do so by January. At the same time, other resorts have added more RV sites in response to rising demand, particularly in some of the most sought-after Snowbird destinations. Here are several Sunbelt states where you’ll find new and recently expanded RV resorts:

South Carolina

Florida

  • Cooper Lake RV Community in Interlachen: New owners have expanded this park with 30 additional lots and finished a clubhouse with bathrooms and showers and a multipurpose room. Other improvements include the asphalting of all roads, the addition of a community park and the provision of WiFi service throughout the park. Park owners are continuing to level the existing lots and add new landscaping. 
  • Dreamin' n' Driftin' RV Resort in Lake City: This scenic 100-site park opened in October. The park was developed on a 33-acre lot that includes eight acres of century-old live oak trees with Spanish moss, the resort features large, 80-foot by 40-foot RV sites with 30- and 50-amp electric service, a walking and workout trail, a community center and swimming pool, and a one-acre dog park. Fifty of the 100 sites will be long-term sites, with 25 sites being for seasonal and 25 for overnight campers.
  • Encore Terra Ceia Village RV Resort in Palmetto: This Encore resort has added 180 RV sites with 50 amp, full hookup, back-in and paved options. A new swimming pool, clubhouse, fitness center and four pickleball courts were also included in the expansion.
  • Southern Sands RV Resort in Arcadia: Zeman RV Resorts built this 184-site resort, which opened Dec. 1, as the latest addition to its Signature RV Resorts series. The resort opened with an introductory construction rate as the park’s amenities are built out. The park’s amenities are expected to be completed by May.
  • The Station RV Resort in Madison: Southeastern Resort Development is building this 95-site park, which opened this fall. However, the park’s full amenities will not be available until early 2024.
  • Sun Outdoors Islamorada in the Florida Keys: This all-ages 136-site resort in Islamorada opened in May and features RV sites and rental accommodations with ocean views. Amenities include a heated swimming pool, state of the art clubhouse, and poolside cabanas.

Alabama

  • Sun Outdoors Orange Beach in Orange Beach: This resort has added 330 new RV sites, some of which have outdoor kitchens. The expansion also includes construction of new amenities, including a clubhouse, swimming pool, lap pool, bar, restaurant, arcade, playground, and dog washing stations. The new RV sites are currently open, while most of the new amenities will be completed later this year.  

Texas

  • Canopy RV Resort in New Braunfels: This 295-site park opened in the spring. Amenities include a 6,000-square-foot clubhouse, pickleball courts and walking trails. 
  • Kingtown RV Park in Nacogdoches: This 31-site park opened this year. The park is next to the Kingtown boat ramp with direct access to the Angelina River and Lake Sam Rayburn.
  • Rocking Rs RV Ranch in Livingston: This park just opened over Labor Day weekend with 35 sites. Amenities include a catch-and-release fishing pond and a dog run.
  • Starrville RV Resort in Tyler: This new RV resort is scheduled to open in January. Amenities include a fishing pond and yard games.
  • Sunshine RV Resort in Harlingen: Following a recent expansion, this resort now features 1,027 sites, including pull-through sites and rental accommodations. Amenities include a fitness center, a craft and woodshop, an on-site restaurant, and a dance hall with a stage. Activities include Zumba, water aerobics, weekly dances and jam sessions and other live entertainment. The park also offers guided tours.
  • Thousand Trails Lake Conroe in Willis: This resort has added 32 new full hookup, 50-amp RV sites as well as 53 cottage sites. Included with this development is a new pavilion for resort guests and a recent marina expansion with beach access. Resort amenities include a swimming pool with cabanas, pickleball and tennis courts, mini golf, basketball courts, and a recreation hall, as well as an enclosed agility course for four-legged visitors.

Arizona

  • River Sand RV Resort in Ehrenberg: This park opened in the spring with 266 sites, including eight park model cabins. Amenities include a swimming pool, hot tubs, a clubhouse, fitness center and river recreation.

California

  • Coachella Lakes RV Resort in Coachella: This new 375-acre RV resort with four manmade lakes opened in September. Amenities will include two heated swimming pools and hot tubs, pickleball courts, a 24-hour fitness center, a fitness trail, an outdoor exercise circuit and a world class putting course and a clubhouse, among other amenities. The park has 360 RV sites and 15 park model rentals.
