Sunbelt Snowbird Parks with Vacancy

Jeff Crider shares parks with vacant this winter along the sunbelt.

RV enthusiasts looking to escape winter’s cold and enjoy several weeks or months in the Sunbelt are in luck: Numerous RV parks and resorts in popular snowbird destinations have told GoRVing.com in recent weeks that they still had spaces available, including sites designated for extended stays.

But if you’re planning to venture South after the holidays, you’d better reserve your RV sites as soon as possible because competition for these sites will intensify during the January to March period.

Below are descriptions of nearly 100 parks across the Sunbelt, from Florida to California, that recently had at least a few spaces available for snowbirds, including spaces for extended stays:


Bakers Acres RV Resort in Zephryhills: This Sun Outdoors 55-and-over park has a swimming pool and fitness center, a clubhouse and game room, shuffleboard and bocce ball courts and planned activities. 

Blueberry Hill RV Resort in Bushnell: This pet-friendly, all-ages Sun RV resort features a swimming pool, clubhouse and areas for playing bocce ball, pickleball, horseshoes, and cornhole. 

Breezy Oaks RV Park
 in Bushnell: All 217 sites in this park have been hard wired with high-speed Internet service. Park owner Mike Wood is also planning to expand park next year with another 181 sites available during the winter of 2023-2024.

Bulow RV Resort in Flagler Beach: This resort is set on the banks of Bulow Creek between Daytona Beach and St. Augustine. Guests enjoy the easy access to several outdoor recreational activities, including boating, fishing, hiking, and cycling. The resort features more than 350 RV sites as well as cottage and cabin rentals, complete with full-size beds, bath, and full kitchens with all the cookware. The resort offers a small-town feeling within the property, complete with an on-site shop, bar, and activities center. There is an onsite swimming pool, volleyball, mini-golf course, and a dog park for the four-legged visitors. Of course, don’t forget the clubs this winter as Bulow RV is surrounded by six nearby golf courses.  

Champions Run RV Resort in Ocala: Sunlight Resorts opened park in January with 407 sites but expects to expand up to 483 sites by winter. Amenities include a full-service tiki bar, a large swimming pool and hot tub, a full fitness center and pickleball courts. 

Citrus Hill RV Resort in Dade City: Amenities at this pet-friendly 55-and-over Sun RV park include a clubhouse and game room as well as areas to play shuffleboard and horseshoes. The park, which is owned by Sun also offers planned activities.   

Clerbrook Golf & RV Resort in Clermont: This 287-acre Orlando area Encore RV resort features 1,250 RV sites as well as cabin, cottage and villa rentals. Currently under renovation, the pride of the resort is the challenging, on-site 18-hole golf course surrounded by lush vegetation, interconnecting ponds and canals, and majestic trees. The renovation includes a new course-wide irrigation system, reconstructed greens, an updated driving range, a makeover of the cart paths, and a brand-new fleet of golf carts, with an anticipated reopening this fall. 

Flamingo Lake RV Resort in Jacksonville: Activities at this all-ages RV resort include boating and fishing on 17-acre Flamingo Lake and relaxing on the beach. Amenities include a swimming pool, clubhouse and fitness center, a playground with a jumping pillow, and a pet area. The park, which is part of the Sun Outdoors network, also has an onsite restaurant. 

Florida Caverns RV Resort at Merritts Mill Pond in Marianna: This park has nearly 1,800-feet of frontage along spring-fed Merritts Mill Pond. Activities including fishing, diving, snorkeling, paddle boarding, kayaking, boating, and swimming.

Grove Ridge RV Resort in Dade City: Amenities at this Sun RV resort include a swimming pool and clubhouse, a billiards room and shuffleboard and pickleball courts.

Indian Mound Fish Camp in Oak Hill: This park has many sites available for up to three weeks in the January to March period. Both waterfront and nature preserve sites are available.

 Island Oaks RV Resort in Glen St. Mary:This brand new, 385-site park features a heated swimming pool and poolside tiki bar; miniature golf; a fitness center; bocce ball; basketball; volleyball; and pickleball courts; a fishing lake with a dock, paddle boards and kayaks; a full restaurant and bar, and a children’s playground, among other amenities. Nature areas and ponds are also located throughout the park along with preserved wetlands. 

Madison RV and Golf Resort in Madison: This resort is surrounded by beautiful pines and mature oaks with Spanish moss. The resort features spacious RV sites and park model rentals, a swimming pool and community room with an outside deck with a view, premium WiFi, pickleball courts with night lighting, and a two-acre dog park. Nearby attractions include the Four Freedoms Trail, a Rails to Trails Conservancy project, and Madison Blue Spring State Park

Pecan Park RV Resort in Jacksonville: Activities at this all-ages Sun Outdoors RV resort include boating and catch-and-release fishing at the park’s lake. Amenities include a swimming pool, fitness center and community fire pit.  

Port St Joe RV Resort in Port St. Joe: This new park, which opened last summer, overlooks the St Joseph’s Bay. Guests enjoy the park’s playgrounds and walking trails. Local activities in Port St. Joe include white sand beaches, snorkeling, boating, fishing, and strolling through the historic downtown area.

Red Oaks RV Resort in Bushnell: This pet-friendly, 55-and-over Sun Outdoors resort features a swimming pool and hot tub, a clubhouse and fitness center, horseshoes, basketball, and volleyball courts. Planned activities include ice cream socials and musical evenings with line dancing, Karaoke, and square dancing. 

Resort at Canopy Oaks in Lake Wales: This is the largest new RV resort in Florida, having opened in December 2020 with 411 RV sites. Park amenities include several lakes; a tiki bar; a deli that serves sandwiches, pizza, and salads; a coffee shop and ice cream parlor; a country store; and a hair salon and spa. 

Santa Fe Palms RV Resort in Gainesville: Amenities at this brand new 115-site, pet-friendly park includes a swimming pool, a nature walk, pickleball courts and cornhole. High-speed WiFi is also available throughout the park. 

Southern Leisure RV Resort in Chiefland: This pet-friendly, 55-and-over Sun Outdoors resort has many amenities, including a 7,000 square-foot clubhouse, an outdoor kitchen, an Olympic-size swimming pool and spa as well as bocce ball, pickleball and shuffleboard courts as well as a sewing and quilting studio.

Southern Palms RV Resort in Eustis: Located in Central Florida’s Lake Country, this Encore resort features many planned activities, including yoga, water aerobics, dances, painting classes and group outings as well as onsite amenities such as billiards, bocce ball, a game room, library, a swimming pool, a whirlpool spa and a dog park. With nearly 900 sites, the park also has park model rentals.

Sun Outdoors Orlando Champions Gate in Davenport: Amenities at this all-ages Sun RV resort include a heated swimming pool, horseshoes, shuffleboard, planned activities, and events. 

The Surf RV Resort in Palmetto: This new luxury RV resort developed by Zeman Homes opened Dec. 1. Amenities include a resort-style swimming pool and tiki bar; a clubhouse and fitness center, pickleball courts and dog parks. Organized activities and special events will also be scheduled throughout the winter months.

Travelers Campground in Alachua: All 158 sites in this park have been hard wired with high-speed Internet service. Park owner Mike Wood plans to eventually expand the park with another 50 to 200 sites. 

Tropical Palms Resort
 in Kissimmee: This 69-acre Encore resort is located just a few miles from the Walt Disney World Resort and the Orange County Convention Center. The resort offers a mix of RV sites and colorful vacation cottages, which include a full kitchen, a full bath, flat-screen TV, a sleeper sofa, and a private deck. With 343 total sites, including full hook up RV sites, Tropical Palms is suitable for all types of camping guests who are looking to enjoy all that Central Florida offers at an affordable price. Guests have complete access to all the onsite amenities as well, which includes access to the swimming pool with splash fountain, café, shuffleboard, bocce ball, horseshoes, live entertainment, on-site laundry and planned social events. Tropical Palms is also pet friendly and features an onsite dog park. 

Twin Lakes Camp Resort in Defuniak Springs: This park features RV sites and a variety of rental accommodations, including glamping tents. Campground amenities include boat and kayak rentals, an activity center with kitchen facilities, a swimming pool, and a beautiful bathhouse with wine barrel sinks with copper basins.

Wildwood RV Village in Wildwood: This park added 159 new RV sites this year, all of which have been hired wired with high-speed Internet service. The park currently has 504 sites.

Yacht Haven Park & Marina in Fort Lauderdale: This 250-site park offers a renovated pool framed by a sleek wooden sundeck, a poolside Tiki Hut with hammocks, and a nautical-themed bar. Steps away is a sunny recreation area with cornhole, shuffleboard, and plenty of open space to unwind. The resort also has kayak and paddleboard rentals, pontoon boat rentals, and a sensational 35-foot center console motorboat that can be chartered for sightseeing and fun on the water. Concierge services are onsite to help guests plan their days and nights, and upgraded laundry and restroom facilities, as well valet trash service, provide added comfort and convenience.


Jellystone Park Camp-Resort in Bremen: This park outside Atlanta offers monthly RV site rentals. Amenities include miniature golf, basketball, corn hole, horseshoes, and a dog run.


Great Escapes RV Resort Chesnut Bay in Leesburg:  Located on Weiss Lake, this park is 75 miles northeast of Birmingham and 84 miles from Atlanta. The park includes watercraft rentals, two miles of walking trails and other amenities, including sand volleyball courts.

Island Retreat RV Park in Gulf Shores: This park has 173 pull-through and back-in sites. Amenities include horseshoe game pits, basketball, and corn hole.

Kick Back Ranch & Event Center in Ramer: This 125-acre park recently opened 17 additional full hookup 30/50 RV sites. The park also has rental accommodations. Guests enjoy walking paths around the property, riding the stationary bikes or exercising in the park’s fitness center, which has an array of glass windows overlooking the lake. 

Homestead RV Community in Theodore: This park features exceptionally large RV sites with the smallest being 40 by 82 feet. Amenities include fiber optic WiFi and private therapeutic jetted hot tubs.


Jellystone Park Camp-Resort in Pelahatchie: Located 25 miles east of Jackson, this park offers winter seasonal sites and numerous onsite amenities, including a fishing lake, miniature golf, and tennis courts.


Al’s Hideaway Cabin and RV Rentals in Pipe Creek: This Texas Hill Country Park reported eight RV sites available in December, January and the first two weeks of February.

Back 40 RV Park in Quanah: This 40-acre park is located on U.S. Highway 287 between Amarillo and Dallas/Fort Worth, a rural location offering wide open skies, amazing sunsets, and beautiful sunrises. The park has 40 gravel pads, 12 pull through sites and 28 back-ins. 

Batl Ranch RV Resort in Mount Calm: This 50-acre park has 70 full hookup RV sites, a new swimming pool and spa and fire pit area, two dog parks, two stocked fishing ponds, walking trails and a movie theater area. Monthly events are also planned.

By the River Campground in Kerrville: Located along the Guadalupe River, this park offers back in and waterfront back in sites as well as nature trails.       

Camp Fimfo in New Braunfels: This park has 1,000 feet of frontage along the Guadalupe River. Amenities include miniature golf, pickleball and tennis courts, yard games.

Canton I-20 RV Park in Wills Point:This park’s amenities include a swimming pool, WiFi and a community barbecue and fire pit with patio lounge seating. The park also offers RV and trailer washing and detailing services.

Diamond Dale RV Park in Sargent: This park is one mile northwest of the Gulf of Mexico, east of Matagorda Bay, and near the Intracoastal Waterway. Matagorda Bay offers fishing for redfish, speckled trout, flounder, blue crab, and shrimp.

Fun-N-Sun RV Resort in San Benito: This 1,435-site, pet-friendly, 55-and-over resort features both RV sites and rental accommodations. Amenities include a brand new, state-of-the-art fitness center. Popular onsite sports activities include bocce ball, tennis, pickleball, horseshoes, softball, volleyball, and water volleyball. This resort also has a dance hall and offers line, country western and swing dance lessons as well as square, round and ballroom dancing. Other activities include RC racing on an RV racetrack and plane runways.

Great Escapes RV Park Austin Oaks in Cedar Creek: Located just outside Austin, this park features 135 extended stay, full-hookup RV sites, shady oak trees and a dog wash station, among other amenities.

Great Escapes RV Resorts Bryan-College Station
 in Bryan: Amenities at this park include a resort style swimming pool, a sports court, basketball and corn hole.

Great Escapes RV Resorts North Texas
 in Perrin: Located about an hour northwest of Fort Worth, this park features numerous extended-stay sites and an off-leash dog park, among other amenities.

Hidden Valley RV Park in Von Ormy: This park began as a Texan ranch on the Medina River at the Garza River Crossing, close to where Mexican General Santa Anna crossed the river in the days before the Alamo became famous. The park features RV sites, rental trailers and cottages.

Jetstream RV Resort at the Med Center in Houston:  This park is located 10 miles from downtown Houston and five miles from the Texas Medical Center. Amenities include a resort-style heated swimming pool, fitness center and business center, an outdoor kitchen with grills, a beer garden, a nature trail and dog run, a dog wash station, and an arcade room.

LaFitte’s Hideout RV Resort in Port Aransas: This park features individual and group RV sites, a clubhouse, a large recreation hall and kitchen, outdoor cooking, and patio areas,

Lake Buchanan RV & Cabin Resort in Burnet: This park’s amenities include a deluxe pool and hot tub, private boat launch, dog walk and nature trail.

Lake Murvaul Park and Marina
 in Carthage: This park features RV sites and rental accommodations, a marina and three fishing piers and a fish cleaning house for campers. Kayaks and pedal boats are also available for rent.

Lakewood RV Resort in Harlingen: This 301-site, 55-and-over resort offers RV sites and rental accommodations and is just minutes from the spectacular vistas of the Padre Island National Seashore. Amenities include a fitness center, ballroom, and banquet hall. Activities include line, country western and swing dance lessons, wood carving, ceramics, water aerobics and sightseeing tours.

Llano Grande Lake Park Resort and Country Club in Mercedes: This park complements its swimming pools and spas with an 18-hole golf course, pickleball, tennis and shuffleboard courts, an RC race track, a wood shop and art studio as well as a 12,000-square foot event center.

Lonestar 23 RV Park & Storage in Weatherford: This 85-site park is about 45 minutes west of Fort Worth with easy freeway access to the Metroplex. The park has two pet parks, horseshoe pits, cornhole and sand volleyball as well as an amenity center with an office, a fully equipped kitchen, exercise room, and game room with card tables, a pool table and a poker table.

Lost Lagoon RV Resort in El Campo: Located about an hour southwest of Houston, this park features RV sites and rental accommodations. The park’s amenities include a 700,000-gallon swimming pool, one of the largest RV resort pools in the world, as well as a 500-foot-long lazy river. Other pool-related amenities include a swim-up bar and Jacuzzi, a Wibit floating water sports park, a 21-foot slide and a whitewater ride called Thunder River. The park also features a kiddie lagoon and a cafe. Additional amenities are under construction.

Majestic Pines RV Resort in Willis: This was recently expanded with 71 concrete RV sites, 68 of which have large covers over the lots for guests who like to keep their RVs protected from the elements. Amenities include a swimming pool and leash free dog park.

Miller Creek RV Resort in Johnson City: This 90-site park features large oak trees, an exercise room and dog run and catch-and-release fishing along Miller Creek.

Mustang Hollow Campground in Mathis: This 47-acre Corpus Christi area park features RV sites and rental accommodations.

Nueces River RV & Cabin Resort in Camp Wood: This park features RV sites and rental accommodations along one quarter mile of riverfront on the Nueces River, which is suitable for tubing and kayaking. Other amenities include a swimming pool, dog park, corn hole, sand volleyball, and a driving range.

On the Lake RV and Cabin Resort in Onalaska: Located on Lake Livingston roughly 90 minutes north of Houston, this park features RV sites and rental accommodations, a marina and private boat dock, boat slips, a swimming pool, a hot tub, and a dog walk.

Petey’s RV Resort & Marina in Graford: This new RV resort at Possum Kingdom Lake offers 82 generously-sized sites with waterfront options. Most sites will accommodate RVs up to 45 feet in length with double slide outs. The resort has smooth concrete paved roads, boat slips and access to boat rentals. Every site has a grassy yard and growing trees among the beautifully landscaped grounds. Amenities include a large sparkling outdoor swimming pool, picnic table areas, free WiFi and a dog park.

Plantation Oaks Resort in West Columbia: This quiet, gated park was originally established to accommodate the local workforce but is now open to everyone. The park is located between "Liberty Park" and the historic Varner Hogg Plantation in West Columbia, the first capitol of Texas, and about a 25-minute drive from the Gulf coast for fishing and/or beach fun. The park has 68 RV sites for nightly, monthly, or long-term rentals and 70 furnished cottages to rent by the month or longer.

Rayford Crossing RV Resort in Spring: This resort features RV sites and park model rentals. Amenities include a heated pool and hot tub, dog park, game room, clubrooms, a fitness center, and a completely updated and upgraded WiFi system capable of streaming.

 in Abilene: This park has a swimming pool, pet park and a walking and hiking area.

Soggy Dollar Camp in New Braunfels: This park offers several tiers of RV sites, including standard 20/30/50 full hookup sites, back-in sites, pull-throughs and boondocking electric only sites.

Southern Comfort RV Resort in Weslaco: This 403-site, 55-and-over resort offers both RV sites and rental accommodations. Guests enjoy the park’s onsite amenities, including the woodshop, computer club, the craft shop and dance hall. Open year round and most popular during the winter months, Southern Comfort also offers sightseeing tours.

Summer Breeze USA Resort in Brookshire: Located just outside Houston, this park features a 50,000-gallon swimming pool with a slide and cave area and a Texas-sized covered hot tub that is open year-round. The park also has a covered concrete basketball court, high-speed fiber optic WiFi, and a bark park area with sidewalks, benches, lighting, and complimentary doggy bags.

Sunshine RV Resort in Harlingen: Following a recent expansion, this resort now features 1,027 sites, including pull-through sites and rental accommodations. Amenities include a fitness center, a craft and woodshop, an on-site restaurant, and a dance hall with a stage. Activities include Zumba, water aerobics, weekly dances and jam sessions and other live entertainment. The park also offers guided tours.

Texas Wine Country Jellystone Park in Fredericksburg: This park allows bookings of up to four months during the November to February period and generally requires a minimum two-month stay for Winter Texan rates. Amenities include miniature golf, volleyball, and basketball.

The Pines RV & Cabin Resort in Mount Vernon: This 65-site park features RV sites with concrete pads, picnic areas, fire rings and swivel grills. The park’s bathhouse has private bathrooms and showers check. Its six cabins are fully furnished. Other amenities include a game room and gym.

TLC RV Park & Resort in Cuero: This park is roughly 90 miles east of San Antonio and features RV sites with large concrete pads, a luxury swimming pool and rec center and a dog park.

Tropic Winds RV Resort in Harlingen: This 531-site, 55-and-over resort is just 45 minutes from South Padre Island. Park amenities include a fitness center, swimming pool and spa as well as bocce ball, pickleball and horseshoes. Guests enjoy onsite amenities and planned activities in addition to exploring the sandy beaches of South Padre Island, where fishing, boating and water skiing are in abundance. 

Tye RV Park in Tye: Amenities at this park include a catch-and-release fishing lake.

Victoria Palms RV Resort in Donna: This 1,122-site, pet-friendly, 55-and-over resort offers RV sites and rental accommodations and year-round entertainment, including game shows, concerts, Karaoke and jam sessions, and activities ranging from organized bike trips to dance lessons, water aerobics and water volleyball. Amenities include a fitness center, bike trails as well as pickleball, tennis, bocce ball, shuffleboard courts and horseshoes. The mayor attended the recent grand re-opening of the newly renovated Activity Center. The improvements included new flooring installed throughout the entire building, including the restaurant and business offices, fresh paint, as well as the redesign and upgrade of the lobby layout which now features digital displays.

Water’s Edge RV Resort in Willis: This park is on the waterfront on Lake Conroe. Activities include fishing, boating, and kayaking.

Windmill RV Ranch in Bertram: This new 49-site park, which opened in October, features high-speed fiber optic Internet service at each site, an off-leash dog park, cornhole with washers and a recreation room with TV and a pool table. The park also offers planned events with live music and a food truck.

New Mexico

Hacienda RV Resort in Las Cruces: This park features large RV sites, a community clubhouse, hot tub, exercise facility, and an enclosed dog run.  The park also offers free cable and high-speed WiFi.


Zion River Resort RV Park and Campground in Virgin: This park, located just outside Zion National Park, has availability for snowbirds from October through April.


Pueblo El Mirage RV Resort in El Mirage: This park features RV sites with sheds and barbecue pits on site. Resort amenities include a championship golf course, resort style pool and spa, fitness center, event halls and organized activities.  


Bonelli Bluffs RV Resort and Campground in San Dimas: This campground is in Frank G. Bonelli Regional Park, which will be the site of mountain biking events in the 2020 Olympics. The park has 504 paved full-hookup sites and views of Puddingstone Lake.

Coachella Lakes RV Resort in Coachella: This new 375-acre RV resort with four manmade lakes is scheduled to open in February. Amenities will include two heated swimming pools and hot tubs, pickleball courts, a 24-hour fitness center, a fitness trail, an outdoor exercise circuit and a world class putting course and a clubhouse, among other amenities. The park has 360 RV sites and 15 park model rentals.

Flying Flags Avila Beach in Port San Luis: This campground overlooks San Luis Obispo Bay and the Pacific Ocean. Almost every campsite has an ocean view.

Flying Flags RV Resort in Buellton: This resort offers RV sites and a variety of rental accommodations, including park models and Airstream trailers. Amenities include a swimming pool and an onsite restaurant and a camp store with local wines.

Golden Village Palms in Hemet: This resort features RV sites and park model rental accommodations as well as park models for sale. Amenities include swimming pools, pickleball courts and a world class fitness center. The resort offers many activities during the winter months, including water aerobics, water volleyball and sand volleyball, and a concert series with professional entertainers. The park kicks off the winter season with a moonlight masquerade party in early January.

Ko Ket Resort in Isleton: This park is located along the Sacramento River and features RV sites and rental accommodations as well as a Riverfront Bar and Grill.

Orangeland RV Park
 in Orange: This RV park was built in a citrus grove and guests can pick their own oranges and other fruits during the winter season. Amenities include a large, heated swimming pool and spa and miniature golf. The park is less than five miles from Disneyland.

Palm Canyon Hotel and RV Resort in Borrego Springs: This resort has palm tree-lined swimming pools and hot tubs and an onsite restaurant and saloon. The resort complements its RV sites with vintage RV rentals.

Palm Springs / Joshua Tree KOA in Desert Hot Springs: This park features RV sites and rental accommodations. Amenities include a swimming pool, hot tub and sauna, miniature golf, and a cafe that serves breakfast poolside on weekends during the winter months. Some lunch menu items are also available.

Prado Regional Park in Chino: RVers can stay at this campground for up for 14 days at a time. Nearby activities include two 18-hole golf courses at El Prado Golf Course, an Olympic shooting range at Shoot Prado, an equestrian center at Prado Park Equestrian Center and an archery range by Oranco Bowmen Archery Club.

Rancho Los Coches RV Park in Lakeside: This park features a heated pool and spa, a fitness room and an off-leash dog run across a small creek.

Reflection Lake RV Park in San Jacinto: This park offers a swimming pool, horseshoe pits, handball, racquetball and wall ball and fishing in a stocked fishing lake.

River Run RV Park in Bakersfield: This park complements its 46 river view and 31 pull through sites with a swimming pool and recreation room with a fitness center, leather recliners, a large screen TV, a poker table and a table for checkers or chess.

San Diego Metro KOA in Chula Vista: This park features RV sites and rental accommodations. Amenities include a swimming pool, hot tub, and sauna. The park also has an onsite restaurant that is open for breakfast every day. Dinners are available Friday and Saturday.

Shadow Hills RV Resort in Indio: This campground complements its RV sites with vintage travel trailer rentals, including a 1948 Curtis Wright, a 1948 Westwood and a 1954 Boles Aero trailer.

Springs at Borrego RV Resort and Golf Course in Borrego Springs: This park has both RV sites and park model rentals. Amenities include a saltwater swimming pool and wellness center that offers hot mineral baths and massage therapy. A resort also has a 9-hole championship golf course.

Temecula / Vail Lake KOA in Temecula: Located near the Temecula wine country, this campground is in a rural area with mature oak trees. Hot air balloon rides are also available in the wine country area during the winter months. Amenities at this campground include swimming pools, hiking trails, disc golf, horseshoes, and a bike park. 

TwentyNine Palms RV Resort & Cottages in Twentynine Palms: This park complements its RV sites and rental accommodations with a swimming pool and spa, clubhouse, and fitness center.
